            Below you will find a brief breakdown of our comprehensive management service. If there is a property service that you require and we have not included in on our list please feel free to contact us to discuss.
           
  • Tenant vetting and reference check procedure

Liam Redmond Letting have a thorough vetting procedure in place. After the viewing stage all prospective tenants are required to fully complete our tailor made property application form, both employment and rental references are requested and checked.

  • Tenant liaison at each stage of the tenancy

A property manager from Liam Redmond Letting is appointed at the initial letting stage of the property and is the sole point of contact with both the landlord and the tenant throughout the letting period. As a matter of best practice our landlords information will always remain confidential and never passed onto tenants.

  • Arrangement of all administration relating to the property

The team at Liam Redmond Letting will endevour to look after all administration relating to the property on our clients behalf. From drawing up the initial property service agreement, the lease agreement preparation, Residential tenancies board registration(RTB), Building Energy rating certificate (BER) and final invoice we will cover every aspect of the letting.

  •  Arrangement of meter readings and transfer of utility’s

    A member of staff will take meter readings on the day of tenant move in and upon move out of the property.   This will be recorded on the client file. Due to recent regulations under the data protection act Liam Redmond Letting are unable to transfer any utilities into tenants names however we will facilitate the tenant in doing so.

  • Arrangement of deposit transfer and refund

Once the property manager has successfully selected a tenant, a formal invitation is sent by email offering the property to the successful application with a request for the deposit payment and first monthly rent payment. This will be transferred into the company client account and transferred into the landlords account within two working days. Upon move out and after the final inspection has been completed Liam Redmond letting will make arrangements for the refund of the deposit. If there are any deductions to be made an itemised invoice will be drawn up.

  •   Set up and monitoring of monthly rent payments

The property manager and administrative team will liaise with the tenant regarding the set up of a direct debit payment for the monthly rent.

  • Arrangement of all maintenance, cleaning, repairs and servicing

Over the past ten years we have become so busy with property maintenance that in 2015 we decided to set up our sister company Redmond Property Maintenance www.redmondpropertymaintenance.com. This affords us the ability to offer a vast array of maintenance services from cleaning, repairs and servicing to property fit outs at a very competitive price.

  • RTB (Residential tenancies board) registration

The Liam Redmond Letting administration team will register each new tenancy with the Residential tenancies board within 28 days of tenancy commencement. The RTB charge €90 for all new registrations and Liam Redmond Letting charge a small additional administration charge.

  • Property inspection throughout each tenancy

The dedicated property manager will carry out two inspections on the rental property per year. If a problem   occurs or there is a maintenance issue we will visit the property. We will provide a detailed report on the property at each inspection.

  • Inventory reports

Liam Redmond Letting can compile an inventory report for a small additional charge prior to a new tenancy.

  • Interest free 30 day credit on all invoices

As a customer of Liam Redmond Letting you will benefit from our  dedicated accounts team who can discuss a yearly or monthly fee payment plan. We also offer 30 days credit on all of our invoices during our business term.

  • BER reports

Liam Redmond Letting have a dedicated building energy rating assessor who is a qualified to carry out reports on all types of properties. BER assessments are compulsory when renting a property in Ireland and must be carried out prior to the letting of the property. Once complete the report is valid for 10 years. www.seai.ie

  • Council Health and safety and minimum standards inspection assistance

All of the Liam Redmond Letting staff are knowledgeable on the health and safety and minimum standards requirements for rental properties and would be happy to provide information on meeting the requirements.
